1. **Booking and Conclusion of Contract** 1.1. Upon booking the holiday apartment by the guest and subsequent confirmation by the landlord, a binding rental agreement is concluded. 1.2. Bookings can be made in writing, by phone, or online. 2. **Payment** 2.1. The total rental price is due no later than 14 days before arrival. For short-term bookings, the amount is due immediately upon booking. 2.2. In the event of non-payment, the landlord reserves the right to cancel the booking. 3. **Arrival and Departure** 3.1. The holiday apartment is available to the guest from 4 p.m. on the day of arrival and must be vacated by 10 a.m. on the day of departure. 3.2. Late departure is only possible by arrangement and may incur additional charges. 4. **Withdrawal and Cancellation** 4.1. Cancellation of the booking is possible free of charge up to 14 days before arrival. After that, 100% of the rental price will be charged as a cancellation fee. 4.2. In case of no-show or cancellation on the day of arrival, the entire rental price is due. 5. **Guest's Obligations** 5.1. The guest undertakes to treat the holiday apartment with care and to report any damage to the landlord immediately. 5.2. Open fires, smoking, and pets are only permitted if expressly permitted in the rental agreement. 6. **Landlord's Liability** 6.1. The landlord is not liable for loss or damage to the guest's personal belongings. 6.2. The landlord assumes no liability for failures or disruptions due to force majeure (e.g., power outages or natural disasters). 7. **Final Provisions** 7.1. Changes or additions to the contract must be made in writing. 7.2. The place of jurisdiction is the landlord's registered office. 7.3. Should individual provisions of these Terms and Conditions be invalid, the validity of the remaining provisions shall remain unaffected. --
